The homes are privately owned, but the land beneath them belongs to Indian Lake Nazarene Camp. Homeowners enter into a long-term lot lease with ILNC and agree to follow the terms of the lease, the ILNC Code of Conduct, and the Leaseholder Guidelines.

The current owner or the owner’s real-estate representative handles questions about the home, showings, negotiations, and the sale itself. ILNC provides the property listings as a convenience but does not act as the seller or real-estate agent.

Yes. Because ILNC issues the lot lease, prospective buyers must complete the leaseholder application process and receive approval from the ILNC Camp Board before entering into a purchase agreement.

Yes. You may apply for approval as a prospective leaseholder before selecting a property. Once approved, you may work directly with property owners or their representatives regarding available homes. This approval only last for 1 year.

The application should include all prospective leaseholders and all adults who expect to live at or regularly use the property for 30 or more days during a year. The process begins with one household application, followed by individual application requirements for each adult.Minor children may also be listed so ILNC has complete household information, but they do not complete individual applications unless they are 18 years of age or older.

Applicants complete online forms, review the ILNC Code of Conduct and Leaseholder Guidelines, provide required information and authorizations, complete applicable screenings and references, and participate in an interview. Completed applications are then presented to the ILNC Camp Board for approval. Indian Lake is both a Christian residential community and an active camp and retreat center. We operate state-licensed children’s camp programs, and leaseholders are expected to participate in or volunteer with camp ministries. The application process helps protect our campers and community while ensuring that prospective leaseholders understand and support ILNC’s Christian mission and community expectations.

Yes. The current application fee is $100 per household application, not per individual applicant. One application may include all prospective leaseholders and residents associated with the property.

The timeline varies depending on how quickly application materials, references, and screenings are completed and when the Camp Board is scheduled to meet. Out-of-state clearances may require additional processing time. Applicants should begin the process well before any anticipated purchase date.

Once approved, you may enter into a purchase agreement with the property owner. After the agreement has been signed, provide a copy to the ILNC office and request a lease-signing appointment. The office will prepare the new lot lease and related transfer documents.

Homeowners are responsible for property taxes, annual ILNC leaseholder and service fees, and the costs of maintaining and insuring their homes. ILNC fees vary by property and may be affected by factors such as lot size, road frontage, occupancy, and water service. Contact the office for current information about a specific property.

ILNC leases permit houses and cottages to be used only as single-family homes, and Brady Township prohibits short-term vacation rentals. Homes may not be rented or advertised for vacation or other short-term stays.A leaseholder may rent a home on a residential basis to a tenant who has completed the applicable application process and received Camp Board approval. Anyone who will reside at the property for 30 or more days during a year must complete the applicable resident or tenant application process and be approved before taking up residence.Once a board-approved tenant has entered into a lease or other written rental agreement, the leaseholder must provide a copy to the ILNC office.
